Annual General Meeting (AGM) - Wednesday, May 1, 2024 @ 7:00 pm
The AGM for year end 2023 will take place at 7:00 pm on May 1st, 2024 at the Greenboro Community Center in the Bondar Room // 363 Lorry Greenberg Drive (a short walk from our development). Please download and read the notice.
Prior to 12:00 pm (noon) on Sunday, April 28th, please select the "2023 AGM RSVP" button to confirm your participation (in-person or virtually by Zoom) or assign your proxy vote to another owner or to the Co-Tenancy Committee if you are unable to attend. |

Call for Nominations to the Co-Tenancy Committee (for election May 1, 2024)
See our Call for Nominations page to learn more, view existing candidates, and to submit a nomination. The page will be updated weekly on Sundays with received nominations. Nominations that are received prior to 12:00 pm (noon) on Sunday, April 28, 2024 will appear in the final web update occurring prior to the May 1st AGM.
Resident Vehicle Information
Download and read the notice regarding parking. The Co-Tenancy is required to adhere to Schedule C rule 14, which mandates the maintenance of a list of vehicles registered to owners.

Co-Tenancy Common Fees Increasing for 2024
Download and read the full update, which was also printed and delivered door-to-door on September 30, 2023. Please note that as of January 1st, 2024, co-tenancy fees will increase to $85/month ($1,020/year).

OUTCOME of special meeting for unit owners - Wed. May 10 2017 @ 7pm
The special meeting was held as scheduled on May 10th. Minutes to the meeting are posted here.
A subsequent bulletin was delivered to each unit asking if there were any dissenters to the outcomes of the meeting as reflected in the minutes. There were none expressed.
As a result of the meeting your new Co-Tenancy committee has begun transitioning from the old one. The transition will be completed on July 20 2017.
The new Co-tenancy committee is:
- Treasurer: Robbie (Bob) Robertson - 93 Silverlace Pvt.
- Operations manager: Abderrahim Nbigui - 35 Heartleaf Pvt
- Parking: Cynthia Johnston - 74 Silverlace Pvt

2016 Annual General meeting - Wednesday December 7th 2016 @ 7pm

The 2016 annual general meeting took place at 7pm December 7th 2016 at the Greenboro Community Center - Meeting room "C" // 363 Lorry Greenberg Drive (a short walk from our development).

Important update re: Tree removal (Nov. 19, 2016)
Stump grinding completed November 9th
The tree removal and pruning noted in the bulletin below was completed as scheduled September 29 & 30. However, not all stumps were removed due to a mistake by the tree company. This was completed on November 16th for those homes who's tree stumps were accessible for the stump grinding machine.
Concerns over landscaping where trees were removed
At the upcoming Annual General Meeting this will be discussed. A proposal will be put forward to reimburse owners a reasonable amount (up to a maximum) for the costs of repairing landscaping or grass where trees have been removed. This will be done in tandem with considerations for replanting of trees in the spring of 2017.
"Shoots" that develop from roots of trees removed
The grinding of the stump does not unfortunately remove the roots or kill them. They can regenerate growth where the tree was or if the roots were at or close to the surface. We can't go and grind the roots for a number of reasons including underground utilities, excessive damage to landscaping in many cases, proximity to homes and driveways, etc. We will discuss options (if any?) with our arborist and advise. However it may well be that the simplest approach is having home owners clip the shoots that develop at or slightly below ground level. Some homeowners may also wish to have the root shoots grow into a bush which is fine but likely will be short lived especially if from an ash tree which remains susceptible to the Emerald Ash Borer beetle.

A handout was circulated on September 13 and 14th. It covered off a number of items including an extensive update on our tree renewal and replacement program. The next major step in this program will take place Thursday and Friday September 29 and 30 2016 when there will be removal and pruning of trees throughout the co-tenancy. Your cooperation is requested during this period.
Decisions on what to do with the trees rest with the Co-tenancy committee. In most cases attempts will be made to see agreement or provide notice for actions been taken. Usually, the committee will try to accommodate the wishes of the owner but this is not always possible. Final decisions rest with the committee.
As noted in the handout (see below), tree replacement will be in the spring of 2017. At that time additional trees may be removed or replaced.

Considerations when providing feedback to your co-tenancy committee

We appreciate feedback and comments. We do our best to respond promptly, courteously, and professionally.
That said, we are volunteers. We are not property management professionals. We hope that feedback is balanced and not personally directed. We are people too - we get and feel the same frustrations at times. Please don't assume that because you don't see things happening nothing is going on when there are problems (like with the snow removal).
Moreover, very few (less than 6) owners have volunteered to help with committee responsibilities. Yes, everyone has a right to complain and see fair value in what they pay for. But no one has the right to be emotional when communicating with us or down right rude - especially if you aren't willing to pitch in.
Yes, we could hire a property management company. BUT, be prepared for fees to double - IF NOT TRIPLE. And ask yourself, will you be much further ahead?
