I just got a Parking Violation, why?
As per the rules that came into effect in August, owners and renters are not allowed to park their vehicles in the visitors parking, unless a parking pass has been given. Verbal warnings were given for August and the first part of September. Written warnings are now being handed out. Repeat offenders will have the city by-law called on them.
My house has been egged/my car broken into.
Any damage done to your property, whether it is from kids egging your house, vandalizing your fence, stealing your car radio or any other damage against your property should immediately be reported to the Ottawa Police at: 613-236-1222.
My neighbors are having a party with lots of yelling late at night.
Call the Police. The Co-tenancy has no authority regarding this, only the Police. You can reach the Ottawa Police at: 613-236-1222. They are usually pretty quick with sending a squad car out to investigate.
I'm not sure exactly where my property line is?

How can I pay my dues?

Why don't you accept electronic payments? (direct withdrawal, email transfer)
Our bank account does not allow these features and to get such an account would cost a significant amount in monthly fees (not worth the additional cost)

This is in direct violation of Schedule "C" rule #4 and the city bylaws. Call the city (311) and a bylaw officer will come and remove/destroy the lock/obstruction at the land owners expense.
Why did I get sent to the lawyer?
Payment is due at the start of every month. We will make a reasonable effort to contact you, but we all have better things to do than trying to run down delinquent checks. We send that straight to the lawyer. Please make every effort to pay on time.
What's a section 71?
Section 71 of the Ontario Land Titles Act can be found here. This allows the committee to put a lean on a house that has not paid their dues in years. They will be unable to sell it until they pay back all outstanding dues.
I want to sell my house, what do I need to do?Two things:
1) send us a quick email letting us know you're selling. That way we can update our records and remove your email contact (if you have given it to us).
2)You will then receive an estoppel certificate which you give to the buyer. Please note that this costs $50 and requires 5 days notice. This is a government fee.
Look at how much money is in the savings account? Am I being overcharged for my monthly dues?
We have had the very good fortune of having less than expected costs over the past many years which has contributed to this savings. Unfortunately, emergencies do happen and there are some rather large capital expenses coming up in intermediate term when we will have to dip into that account.
I want to make my driveway wider, is there any regulations regarding this?
Although we are a private, we still fall under the city Of Ottawa's by-laws regarding driveways, which can be found here. Of note: "A private approach must be minimum 2.4 metres wide and a maximum 9.0 metres and in no case shall the width exceed 50 percent of the frontage on which the approach is located".
