The Hunt Club Gables Co-tenancy Committee is a volunteer group of fellow residents, voted by you, owners of residents in the Hunt Club Gables development to manage all the responsibilities of running this community of 60 homes. The Co-tenancy Committee is responsible for maintenance and repairs to common properties such as pavement, sewers, trees and fences, ensuring the community looks at its best (street cleaning and tree trimming) and its safety (snow removal and fire hydrant maintenance). As our community is a "private", these services are not done by the City of Ottawa and must be paid for by the residents. The Co-tenancy Committee is also responsible for collecting the related monthly co-tenancy fees ($85 per month as of January 1, 2024) and paying the service providers.
The following roles exist:
Treasurer
The treasurer is responsible for all things money related. The treasurer will collect all the monthly payments, send late/delinquent accounts to the lawyer and calculate interest owing on late payments. The treasurer will also pay all the service providers for services rendered (snow removal, pavement repair).
Operations
The operations person is responsible for all the services this community requires to stay functional and look good, such as snow removal, tree trimming, street sweeping, fire hydrant maintenance and fence repair. For any new services that might be required, the operations will inquire as to what the best deals are and then present their findings to the treasurer for final approval.
Parking Enforcement
The parking enforcement person is responsible for ensuring proper use of visitor parking including parking passes and infraction management. Warnings are generally placed initially when and infraction is noted and then as needed, the City of Ottawa by-law unit is engaged for fines and/or towing.
